Tenant Representation

In addition, clients who are obligated to or are looking to meet their sub contracting goals can count on our professional organization to deliver complaint free services with the highest degree of dedication, integrity and professionalism.

Purchaser Representation

Through a very extensive own versus lease analysis process, we are able to advise our clients and potential clients whether or not purchasing one or more properties would be better alternative in line with their own organizational objectives and strategies. Since we are represented in most markets across the country either by our affiliate group or sub contracting firms, we use this knowledge to identify and analyze suitable properties to meet each individual need. As with tenant representation, there is no cost to our clients for purchaser representation.

Landlord/Seller Representation

We always strive to meet the full needs of our clients as they may also have a need to sell or lease out properties either for economic reasons or when properties are too large or inadequate and no longer meet the intended purposes. Property listings are handled professionally and expeditiously.

Commercial Property Management

Utilizing state of the art software, full service property management is offered. The tasks performed on an ongoing basis include lease rate benchmarking and setting; accounting and management reporting, credit evaluation and leasing, property maintenance and repair, prompt payment of all dues, taxes, utilities, insurance and other obligations. Collections will also be made as and when necessary.

Consulting

The activities in this category include site selection; benchmarking and pricing studies; discounted cash flow analysis, feasibility studies, lease versus own analysis and research of relevant subjects and topics. Also offered are limited office services such as space utilization, and conversion of filing to more efficient systems. Each consultant will be able to demonstrate to a prospective client, his or her expertise and experience on the subject matter.

Lease Administration and Audit

Although a lease may be very well constructed and comprehensive, adhering to the terms is essential. Our review and audit process ensures that the best interests of our clients are preserved over the life of each lease. When discrepancies are found remedial action is recommended and taken, upon client approval.

Tenant Improvements Management

We manage all of the elements defined as tenant improvements in either the lease or other document to accommodate the needs of the client tenant. This work may include but not limited to floor and wall coverings, ceilings, partitions, air conditioning, fire protection, and security. We work with all of the requisite service providers including architects, structural engineers, contractors, mechanical and civil engineering firms, as needed. Their schedules and activities are monitored to ensure top notch performance and adherence to the prescribed work schedule.

Relocation/Move Coordination

We represent the client in working with the appointed moving company, suppliers and other service providers in managing the move from the initial planning through to the resolution of all problems and issues after the move is complete. During the whole move process, systems are put in place for timely and accurate communications with the appropriate client personnel.
